Sound familiar?

Running your own rentals is a second job you didn't apply for.

1

The March scramble

Year-end hits and you're reconstructing 12 months of rent deposits, rates, repairs and insurance from bank statements. Half your deductions vanish in the noise.

2

The accountant bill

Your accountant charges per property to sort out what you already know, and they still email you for more receipts.

3

The bright-line lottery

Sell a property 11 months early and you owe tax on the gain. The rules changed again last year. You never actually know where you stand.

Andy McInnes, founder of ClearHold
From the founder

We got tired of watching landlord friends piece their portfolios together from bank statements, paper receipts, and memory. Most rental software is built for businesses, or for tax — never for the everyday question: where do my rentals stand right now? Tracking rent in, expenses out, what's owed on the loan, what's deductible, what the bright-line clock says — that should be one calm view, available any month, not just March. ClearHold is what happens when you ask NZ landlords and accountants what they actually need, then build it without the jargon.

Andy Founder, ClearHold
Every property is its own tax file

Property-first, not sole-trader-with-a-spare-room.

Sole-trader apps, spreadsheets, and accounting software all treat your rental income as a line in a personal ledger. ClearHold treats every property as its own asset, with acquisition cost, loans, chattels, bright-line clock, repairs history, and ring-fenced losses.

One property or three: your dashboard shows every bright-line status at a glance, the notional gain if you sold today, and which property contributed what to your tax position.

  • Bright-line rule applied per property (2-year, 5-year, 10-year, new build)
  • Per-property P&L: rent vs expenses, tax year by tax year
  • Chattel depreciation with 16 IRD-sourced presets, room-by-room
  • Every transaction categorised against the property that owns it — ready for monthly review or year-end pack
Property detail view: Street View hero, bright-line rule, purchase price, loan amount and drawdown date.
Each property is its own tax file. Street View banner, bright-line clock, loan and chattels behind a single address.
Akahu Akahu

Akahu is NZ's open finance platform, supported by every major NZ bank:

ANZ ASB BNZ Westpac Kiwibank TSB SBS Co‑op Bank Rabobank Heartland + 13 more

Connection is read-only. ClearHold never moves money.
Bank names are trade marks of their respective owners, shown for reference only.

Bank sync + IRD categories

Connect your bank once. Categorisation handles itself.

ClearHold connects via Akahu, New Zealand's open-banking platform. Link your rental account once. Transactions flow in automatically and sort themselves into rental income and expense categories: rates, insurance, mortgage interest, repairs, property management, legal.

Review anything it's unsure about. Teach it once and the rule sticks. Next month the same deposit gets the same treatment automatically.

Where ClearHold fits

Already using something? Here's how ClearHold compares.

ClearHold is financial-clarity software for NZ landlords. It isn't a tenancy tool, a sole-trader app, or a full accounting package. Those do different jobs. Here's the honest picture.

Tenancy tools help you manage the rental. ClearHold shows you where your rentals stand — financially, all year.

Solo

Sole-trader finance app. Great if rental is a side thing next to your salary or freelancing.

Tenancy tools

Rental operations. TenancyIQ, Palace, Property Tree, all built for notices, inspections, bond, rent collection.

Xero + accountant

Full bookkeeping. Powerful and flexible, but built for businesses, and the accountant's bill isn't small.

ClearHold

Landlord financial clarity. Rent, expenses, loans, documents and tax position in one place — so you know how your rentals are performing every month, not just at tax time.

The full footprint

Everything you need. Nothing you don't.

  • Bank sync via Akahu (NZ open banking)

23 NZ banks, read-only via NZ's new regulated open-banking standard. No password sharing, connect once.

  • Property-first data model

Every house is its own asset, with its own income, expenses, loans and tax position.

  • Per-property income and expenses

Rent in, expenses out, what each property is contributing — month by month, not just at year-end.

  • Loans and documents

Track mortgages, interest, statements and key documents alongside the rental that owns them.

  • Bright-line tracking

    2-year, 5-year, 10-year and new-build rules applied per property.

  • Chattel depreciation

    16 IRD presets. Days-based pro-rata. Disposals handled.

  • Ring-fenced losses

Carried forward within the rental, never silently offset.

  • IR3R-ready PDF export

Every field mapped to its IRD box number. Built for accountant handoff.

Deliberately not included: tenancy management (use MyRent), invoicing or GST (use Solo or Xero), payroll. ClearHold gives NZ landlords a clear, year-round view of their rental finances — without wrestling spreadsheets or waiting until year-end.

Questions we get asked a lot.

Is this tax advice?

No. ClearHold is a rental finance and record-keeping tool. It holds your income, expenses, loans, documents and tax position in one place year-round, and produces a clean accountant pack at year-end. Think of it as the bit that comes before advice. For the advice itself, talk to a NZ accountant or registered tax agent.

What if I own more than three properties?

ClearHold's current plan caps at three. Most NZ "mum and dad" landlords own one or two, and that's who this is built for. If you own more, email hello@clearhold.nz and we'll talk about where we're going next.

What happens if I cancel?

You keep access until the end of your billing period. Your data stays exportable (CSV + PDF) for 90 days after that. No auto-billing surprises.

How does Akahu bank sync work?

Akahu is the NZ open-banking platform: a regulated read-only API that's only recently gone live for general use. You authorise revocable, read-only access to your rental account(s). No password sharing, no scraping, no credential storage on our side. ClearHold pulls categorised transactions; Akahu never lets us move money. Bundled into Core and the Founding 50 founder rate at no extra cost.

Is my data safe?

Yes. Hosted in a secure Railway container. Encrypted credentials. Bank connection via Akahu is read-only. We don't sell your data or share it beyond the providers required to run the service (hosting, email, bank aggregation).
