A landlord relaxed on a sofa in a sunlit New Zealand living room, looking at their ClearHold tax summary on a laptop: the year's rental income and expenses totalled, the net rental result, and a finished IR3R ready to file or hand to an accountant.
The working screen

One property, one tax file.

Income, expenses, loan interest, chattels, bright-line status and the year-end pack live with the rental they belong to.

The ClearHold property page for a St Heliers rental: operating cash for the tax year in the positive, income and expenses, estimated equity, and an on-track progress ring showing everything is caught up.
Every property is its own tax file

Each rental gets its own tax file.

Spreadsheets and small-business apps treat rental income as a line in a ledger. ClearHold starts with the property: purchase details, loans, chattels, repairs history, bright-line clock and ring-fenced losses.

One property or three, the numbers stay attached to the address that created them. That is what makes the year-end pack easier to trust.

  • Bright-line rule applied per property (2-year, 5-year, 10-year, new build)
  • Per-property P&L: rent vs expenses, tax year by tax year
  • Chattel depreciation with 16 IRD-sourced presets, room-by-room
  • Every transaction categorised against the property that owns it, ready for monthly review or year-end pack
The ClearHold bank-connection screen: choose which accounts to link via Akahu, including the rental income account, a property expenses account, and optionally the mortgage or loan account.
Link the rental's accounts once via Akahu. Income, expenses and loan flow in against the property that owns them.

From the founder

We kept seeing landlord friends rebuild the year from bank statements, receipts and memory. Most tools were built for businesses, tenancy admin, or tax filing after the fact. ClearHold starts earlier: rent in, expenses out, loan interest, deductions, bright-line status and the accountant pack, all organised around the rental itself.

Where ClearHold fits

What ClearHold replaces, and what it doesn't.

ClearHold is financial clarity software for NZ landlords. It is not a tenancy tool, a sole-trader app, or a full accounting package. Those do different jobs.

Tenancy tools help you manage the rental. ClearHold shows you where your rentals stand financially, all year.

ClearHold pairs happily with a tenancy tool (they run the lease, we hold the finances) and with an accountant (we give them a clean pack so they spend their time reviewing, not reconstructing). What it replaces outright is the spreadsheet.

Questions we get asked a lot.

Is this tax advice?

No. ClearHold is a rental finance and record-keeping tool. It holds your income, expenses, loans, documents and tax position in one place year-round, and produces a clean accountant pack at year-end. Think of it as the bit that comes before advice. For the advice itself, talk to a NZ accountant or registered tax agent.

What if I own more than one rental?

ClearHold is built for landlords with more than one rental. The simple rule is that each rental needs its own bank account, so rent, expenses and loan payments stay cleanly matched to the right place.

What happens if I cancel?

You keep access until the end of your billing period. Your data stays exportable (CSV + PDF) for 90 days after that. No auto-billing surprises.

How does Akahu bank sync work?

Akahu is the NZ open-banking platform: a regulated read-only API that's only recently gone live for general use. You authorise revocable, read-only access to your rental account(s). No password sharing, no scraping, no credential storage on our side. ClearHold pulls categorised transactions; Akahu never lets us move money. Bundled into Core and the Founding 50 founder rate at no extra cost.

Is my data safe?

Yes. Hosted in a secure Railway container. Encrypted credentials. Bank connection via Akahu is read-only. We don't sell your data or share it beyond the providers required to run the service (hosting, email, bank aggregation).
